Location: Lopud Island
Size: 750m2
Description: A first class development throughout, this villa will be finished to high standards, incorporating traditional style with modern comfort and design benefits. The location is unique and tranquil with protected woodland to the rear and fabulous views over the sea from the bedrooms, huge terrace, and large swimming pool. There are four large bedrooms, all en-suite, with luxurious and spacious accommodation throughout all other areas, plus a separate (if wished) 2 bedroom apartment, facing the rear of the property for privacy. Undivided, there could be six or seven bedrooms. The villa will also have fireplaces and central heating for pleasant winter use.

The villa will have an open-plan living style split over three levels and has been designed to maximise space and light while minimising stairs. Wide folding French windows open on to a large terrace with a roofed open air kitchen and barbeque area and large pool.

The garden and plot will be landscaped and terraced front and rear as will the access road/driveway.

• The lower level of the villa will be a basement (40m2) that will be accessible from the driveway and acts as both a laundry and general storage area. A good way to get around Lopud is on a golf buggy, which could be driven directly into this area.

• The ground level comprises an entrance area, large modern kitchen and dining room with a separate formal living area which includes a large fireplace. Wide folding French doors open out to the terrace and pool area.

• On the first level there is a separate apartment with two bedrooms with a bathroom, kitchen and living area. The French doors open on to a terrace at the rear of the villa, maintaining privacy.

• The next level has two main double bedrooms, both en-suite, and both with French doors on to separate balconies with beautiful views. The master bedroom also has a stone fireplace.

• The loft on level three has a further two large double bedrooms, both en-suite and both with French windows on to separate balconies with stunning views to the sea.

The Island of Lopud:

One of the Elephiti (“Dear Islands”), Lopud has a peaceful and relaxed atmosphere, with plenty of cafes and restaurants. At present, along with various guest houses, there is a nice three star Hotel at one end of the bay, and the much anticipated renovation of the Grand Hotel has commenced. This hotel will be at least 4-stars and in the boutique style, further reinstating the trend for an up-market approach for Lopud which is fiercely protected against over development. It is regularly voted in the top ten of islands to visit in Europe, having no cars, sandy beaches and despite easy proximity to the mainland and Dubrovnik, a far away feel. The island also has a beautiful arboretum. There is a network of pathways throughout the island and most areas can be accessed without steps.

The town has a great mix of charm and style, and the renovation of the Hotel Grand (on the centre of the main promenade and beach area) is completing the emergence of Lopud as an exclusive and desirable location where property is hard to find and in high demand.

The 16th century Franciscan monastery at the side of the harbour is one of several interesting and picturesque features of the island which is an intimate 4.63 square kilometres. The central valley – the villa’s location – is full of citrus fruit and vine plantations which, combined with the sea breeze, makes an invigorating mix. The many paths and large areas of forest make for plenty of exploring.

Ferries run often to the island from Dubrovnik all year round (45min) and the island is just 20min away from both Dubrovnik and the ACI Marina by speedboat.
